Initial Investment through Smith Hill Capital, InterVest Joint Venture Launched in October 2024
Atlanta, GA – July 21, 2025 – ECI Group (ECI), with joint venture partners Smith Hill Capital (Smith Hill) and InterVest, has closed on a $17.66 million mezzanine loan through its private lending platform to finance Lynwind Apartments in Davenport, FL. The 384-unit, Class A multifamily development located at 2110 Lynwind Boulevard is 91% leased and is being developed by The Latigo Group of Los Angeles, CA. The loan marks ECI’s first investment with the Smith Hill and InterVest joint venture.

Lynwind, completed in 2023, is located on 26.6 acres in Davenport, proximate to numerous amenities and resources, including the Publix-anchored Ovation retail center, world-class golf communities, and Walt Disney World and Universal Studios. The gated, controlled-access community offers modern one-, two-, three-, and four-bedroom apartments with designer finishes amidst a tranquil setting. On-site amenities include a clubhouse with a gym and yoga studio, an expansive pool, and other outdoor experiences.
