David A. Hirsch, CAPS
David Hirsch, Chairman of the Board of ECI Group and 2014 President of the Atlanta Apartment Association, offers a forward thinking approach to the future direction of ECI. David guides and directs the governance process, centering the work of the board on the organization’s mission, vision and strategic direction. David is a hands-on leader, and takes pride in maintaining the “family-like” atmosphere that has made ECI one of the most respected companies in the industry. He serves on many industry advisory boards, is highly involved with legislative affairs that affect the multifamily industry and serves as a guest lecturer in many of the courses started by his family at Georgia Tech. David holds a Bachelor of Science degree in construction from Southern Polytechnic State University.
Seth R. Greenberg
Seth Greenberg serves as Chief Executive Officer of ECI Group, and has expanded the company’s portfolio through solid asset management. Through his vision and extensive due diligence, Seth has positioned ECI to capitalize on the changing demographic trends in major growth markets. He has gained the respect of his peers and earned a reputation for creating profitable niche opportunities within the market. Prior to joining ECI, Seth served as judicial law clerk for the Honorable John W. Bissell, United States District Court Judge in Newark, New Jersey. Seth is a graduate of Seton Hall School of Law and holds a BA in History from the University of Michigan.
Phil Carlock, CPM; CAPS
Phil Carlock, Chairman of Executive Committee of ECI Group, has served the company in multiple roles since 1981. His superb leadership and financial acumen has been the catalyst that has enabled ECI to expand its services to third party clients. His intensive focus enables the company to outperform the market even in the most challenging real estate cycles. Phil understands the importance of having the right people, and insists on quality from the ground up. He has been instrumental in expanding ECI’s privately owned portfolio as well as offering his expertise and experience to ECI’s joint venture partners. Industry leaders depend on Phil to represent their views on a national scope by serving in leadership roles of the National Apartment Association, Georgia Governor's Appointment to the Georgia Building Authority, Georgia Governor's Appointment to the State Properties Commission, as well as private foundations such as the Georgia Apartment Industry Education Foundation. Phil is a graduate of Georgia State University.
Harris Carlock, Jr.
Harris Carlock, Jr. serves as Chief Operating Officer of ECI Management and ECI Construction. He is responsible for the management of and compliance for our portfolio of Multifamily Communities. Harris plays an active role in acquisitions, new developments and dispositions. His experience in employee training and supervision coupled with his hands-on approach and open leadership style has earned him the respect of his colleagues, ultimately strengthening our ECI portfolio value. Harris joined the ECI team in 2001 and has worked in all property level positions including Regional Property Manager. Harris is a founding board member of Wiphan Care Ministry, a nonprofit organization that ministers to widows and orphans in the compounds outside of Ndola, Zambia. He is a graduate of the University of Alabama where he earned his Bachelor of Science in Commerce and Business Administration.
Benjamin Engel, CPA
Ben Engel, serves as Chief Financial Officer of ECI Group and is responsible for the comprehensive financial planning, forecasting, and analysis which enable the company to align resources to achieve its goals. Mr. Engel is known for as the go-to person for driving key initiatives that deliver insight for critical business decisions and support of strategic growth. Mr. Engel is a Graduate of Shippensburg University with a BSBA duel major in Finance and Accounting and holds a Masters of Business Administration from Mercer University.
Jim Baugnon joined the ECI Group of companies in May of 2016 as President of ECI Capital, LLC. He is responsible for all of the Development, Acquisition, Disposition, Finance and Asset Management functions within ECI. Mr. Baugnon is a Graduate of the University of Georgia with a degree in Economics and holds a Masters of Business Administration degree from Emory University where he graduated with honors. Mr. Baugnon has a long and successful track record in the multifamily industry where he has been active for more than 20 years and has taken part in the development of more than 4,000 units. Prior to joining ECI, Mr. Baugnon was a development partner with Terwilliger Pappas in Atlanta and previously ran the Atlanta development office for Wood Partners.
Joel Breiner, President of ECI Construction, Inc. has extensive experience in development and construction management, purchasing contract negotiations, estimating and architectural engineering and design. His 40 years of building experience is invaluable to the planning, execution and development of ECI’s projects. Prior to joining ECI in 1995, Joel held partnership and senior management positions in high profile commercial development construction firms. He is an engineering graduate of The Georgia Institute of Technology.
Peter Therrell, CAPS
Peter Therrell, President of ECI Management, is responsible for the management and operations for our full portfolio of Multifamily Communities. The goal of his position is to drive value through effective leadership, financial insight, and innovative business strategies. Prior to joining the ECI family in 2012, Peter served as a Regional Manager for Equity Residential. In 2013, he was promoted from Regional Manager to Vice President of ECI Management and in 2017 from Vice President to President. His exceptional leadership skills and hands-on management style has made him a fundamental asset to ECI. Peter graduated from the University of Mississippi and holds a Bachelor of Business Administration in Managerial Finance.
Scott Simmons, Chief Information Officer, leads our company’s Information Technology Department and is responsible for the management, implementation and usability of digital information and computer based technologies. Scott is also responsible for analyzing how emerging technologies can benefit the company and improve our existing business process. He and his team build and maintain the system infrastructure that envelopes all aspects of the company’s digital presence. Scott received his B.A. from the University of Montana, and holds numerous industry certifications. Scott joined the ECI family in 2001.
Julie George, Vice President of ECI Capital and Corporate Office Manager, joined ECI in 1999. Her primary focus is to lead the effort in the pre-closing and closing process on basic real estate loans, including construction, term, lines of credit and bonds. She is responsible for managing the construction draw process, including reviewing construction draw packages of hard and soft cost. Julie is also responsible for the identification and elimination of risks that may result in property loss, injury or legal liability to the corporation. She handles the insurance needs and secures optimum coverage for the company and manages the insurance, general liability, and loss prevention processes. Julie graduated from Kennesaw State University and holds a Bachelor of Business Administration in Management.
Richard Beauchamp, Vice President of ECI Construction, Inc., has over 35+ years in the construction industry encompassing the medical, surgical, commercial, retail, single family and multi-family disciplines. Richard joined ECI in 2006 as a Senior Project Manager. As a Senior Project Manager, Richard’s responsibilities included cost estimating and budget development, scope development, project scheduling, procurement, contract administration, and construction management. His vast experience in the industry, from project inception through acceptance, combined with his strong communication, planning and organizational skills and contract negotiations; have resulted in a proven track record of delivering superior products. In 2016, Richard was promoted to Vice President of Construction and is responsible for the general oversight of all projects as well as the construction process and quality control.
Jack Misiura joined ECI in 2008 and serves as Vice President of ECI Capital, Inc. Jack focuses on acquisitions and development including the sourcing of raw land for development and acquisitions of existing value added opportunities. He handles the financial analysis and underwriting potential for development opportunities. Jack is actively involved in the due diligence, feasibility, entitlements, and site planning for ECI. His experience in multifamily, commercial conduit loans and client relationships is an essential asset of ECI Capital’s development team. Jack has an MBA from Pennsylvania State University and a BS in business from the University of Missouri.
Melanie Ward, CPA
Melanie Ward, Vice President and Controller, leads our accounting team. She is responsible for all of the company’s accounting functions, including internal and external financial reporting, policies and procedures and budgeting. Prior to joining the ECI family in 2016, Melanie most recently held Vice President and Controller roles at Cousins Properties and iStar. Melanie has over 20 years of experience in real estate and corporate accounting including experience with most property types and projects under development. Melanie graduated from the University of Alabama and holds a Bachelor of Science degree in both Accounting and Corporate Finance and Investment Management.
Bridget Maloney, SPHR
Bridget Maloney, Director of Human Resources, implements human resources strategies by establishing department accountabilities, talent acquisition, employment processing, compensation planning, health and welfare benefits, employee relations and retention. Bridget is a graduate of State University of New York at Brockport and comes to us with over 15 years of Corporate and Field related HR experience prior to joining ECI in 2012.
Emily Mask, CAPS
Emily Mask, Revenue Manager for ECI Management, joined the ECI team in 2004 and was promoted to Revenue Manager in 2007. As Revenue Manager, Emily’s primary focus is to optimize pricing via a revenue management platform by monitoring property operations and market data. Throughout her tenure at ECI, Emily has also worked hand in hand with Training and IT on new technology initiatives. Emily attended the University of Georgia where she majored in Housing and Consumer Economics.
Kelley Gilreath, Director of Sales and Marketing joined the ECI team in October 2016 with responsibilities including property marketing strategies, development of successful people and winning teams. Her widespread knowledge of leading sales teams and implementing marketing programs makes her a natural fit within our organization. Kelley started her career in the Apartment Industry 25 years ago in Atlanta with CLASS. Her extensive training lead to Executive Marketing positions where she has proven to be a leader, built enthusiastic and loyal sales team that won, on multiple occasions, Sales Team of the Year and made relationships with clients through exceptional customer service. All of these tools have helped Kelley in her successful career path as a Senior Marketing Sales Executive, Publisher, Leader, Manager, Motivator and Business Owner. Kelley graduated from the University of Georgia and holds a Bachelor of Language Arts with a degree in English.
